Job Summary
Under general supervision, directs corporate real estate activities within an assigned portfolio. This is a mid-level manager position within Corporate Real Estate, who manages real estate activities within an assigned portfolio. Supports business operations through the delivery of real estate solutions at optimal cost. Is responsible for oversight of all aspects of interior design, tenant construction, furniture installation and move-in activities involving new or existing facilities through the management of outsourced vendors, coordination with internal departments and management of client relationships with the business units’ representatives. May require supervision in the most complex projects. Requires extensive personal interaction with business unit leadership, as well as third party service providers. This job does not manage staff.

Primary Job Duties & Responsibilities
Partners with the CRE (Corporate Real Estate) team to assist in real estate strategic planning, project financial analysis, oversight and conformance to CRE policy.
Works with the business unit representatives to identify business requirements, establish a project plan associated with lease expirations or business unit initiatives and executes the plan utilizing outsourced vendors. Manages activities with internal departments involved with the projects (Global Technology, Administration, Critical Facilities, Corporate Security and Corporate Audio Visual).
Provides oversight to outsourced vendors involved with the design, construction and move activities to ensure quality and compliance with company policy and procedures. Ensures the scope, budget and schedule, including bidding and contracting, for the projects are realized.
Manages client relationships with internal business units’ representatives and mediates negotiations between business units on space management issues.
Participates on crisis management teams composed of Business Unit personnel, outsourced vendors and other internal departments (IT, Corporate Security, Business Continuity, HR, etc..) for quick resolution of facility operations emergencies and issues.
Prepares budgets and updates the CRE data base and Tririga to ensure real estate project management data and space allocation information is accurate.
Assists in improving the project management process, project management tools, document controls, and project metrics through benchmarking and continuous improvement activities.
Assists in the development and implementation of the strategic occupancy plan to ensure achievement of occupancy goals, including cost containment and reduction.
Monitors payments and the accounting of project costs by outsourced vendors to ensure compliance with departmental and corporate accounting requirements including the timely close-out of projects.
Responsible for adherence to corporate furniture, construction and space utilization standards on all projects. Ensures compliance with all applicable local and national codes relating to each project.
Acts as a resource for corporation on issues related to project construction issues, costs, codes, space utilization, furniture, finishes and facilities operational issues.
Minimum Qualifications
Bachelor's degree required. Minimum of 5 years experience in Commercial Real Estate or related field required. Experience in, or exposure to, the disciplines of Real Estate and Real Estate Law, Space Planning, or Property Management is required.
Education, Work Experience & Knowledge
Must be articulate, analytical, have excellent oral and written communication skills with an understanding of project budgeting, expense management, real estate finance, portfolio analysis and cost-benefit analysis.
Ability to multi-task and deliver on time and within budget.
In-depth knowledge of financial terms and principals preferred. Ability to forecast and prepare budgets. Conducts in-depth financial/business analysis including the preparation of financial presentations.

Preferred Qualifications
Bachelor’s degree with concentration in Business administration, Construction Management, Real Estate, Architecture, Finance or a related field with an emphasis on commercial construction/real estate project management is preferred.
7+ years’ experience preferred in project management for a corporate real estate department or service provider or a space planning and design firm (specifically Tenant Improvement and project management work) with experience managing external vendors, coordinating work teams, overseeing bid processes, interfacing with management and supervising project managers
